The kitchen is the heart of the home, and this home has a stunning, striking blue and gold heart! The kitchen has everything you need to cook and entertain, and is full of little details that really take this project to the next level.

The house had a bad good connection to the garden.

The Client wanted a bold but contextual design that would fit with the house. The proposed extension developed as a sculptural form that works with the existing house and the neighbouring property. Three different orientated mono-pitch roofs work together and provide visual interest while maximising the head height in the interior spaces. The black timber was a response to the black details on the existing house, such as the quoining, fascias and soffits. We exposed the structure internally and contrasted the external black timber cladding with naturally treated timber on the soffit. 

A roof light over the dining room fills the dining room with light more pleasant but also helps light the existing lounge behind it. Large glazed doors give a visual and physical connection to a new patio and the garden beyond. 

A key ambition was to retain the character of the villa, convert it back into one family house and carefully restore the original features of the building – the staircase has been re-exposed and the original floor layouts re-instated.

The second aim of the project was to change the orientation of the house towards the garden and to improve the flow between the rooms on the ground floor. Two contemporary extensions have been added for a kitchen and an office, which face the garden and are both connected to the existing lounge.

The work included a comprehensive improvement of the existing envelope: all existing walls were insulated internally or externally and new double glazed timber windows were installed throughout. The extensions have highly insulated walls, floors and sedum roofs with overhangs to prevent excessive heat gain.

Knighton House features on Channel 4's Grand Designs: House of the Year as a contemporary example of renovating and extending a period property.

The Victorian villa was built in 1879 and had been significantly altered several times by previous owners. The dwelling was split into two apartments and the original staircase boxed in, later the upper floor was used as bed-sits and eventually left vacant for over a decade.

Knighton House won two RIBA Awards: RIBA East Midlands Awards 2015 and RIBA East Midlands Small Project 2015.

The judges described it as “a family home that wants to be lived in. Crafted with a loving hand the former run down house has been recreated and reimagined with bold interventions that are a joy to be in.”

It was also named the Energy Efficient Project of the Year at the Federation of Master Builders National Award 2015 and the house featured in the FMB’s Essential Guide To Home Improvement.

We have opened up the 1st floor swell as installing new kitchen

Ground floor new entrance hall, utility room, office and downstairs loo

Aswell as installing a sprinkler system to the house aswell

Mezzanine party rooms were built to appear as tree houses perched above the play area. The chestnut posts were chosen to match the materials used for our fencing outside on the farm. They cladded the inside of the party rooms and framed the wide staircase leading down to the play area using the Chestnut Materials to connect all areas together. The Tables and benches hand crafted using Chestnut Logs to continue the woodland feel.

The be-spoke café area was installed to a high standard with in put from the staff. The outside the barns were cladded with soft wood to allow them to blend into their surroundings. The Grand new entrance to the farm and farm shop was built Bringing the same softwood cladding into the building with great attention to detail. As well as creating false Upper Barn doors to keep that working farm presence.

We made this bespoke timber framed building following the clients design and ideas.

It was situated 100yards from the external pol so we incorporated changing room and a engine room for the pol too.
