Our clients wanted to stay in the home they had loved but which was not only dated but the existing layout was not really working for them. Their choice was to transform their bungalow into a contemporary, more open-plan living scheme by extending the kitchen, adding a new entrance to the front elevation and introducing new windows throughout with large sliding doors across the back of the building. This created much brighter living areas with lots of natural light as well as providing views and easy access out onto the garden, “bringing the outside in”. As well as a completely new internal layout and new systems the refurbishment also included a new roof (and solar panels) and a stunning new entrance hall was created providing an extremely cleaver facelift to the bungalow. Several factors made this Victorain terrace house an ideal project for conversion into 6 contemporary apartments. Key Features Sound structure with no previous major works – building stripped back to the bones to see exactly what we had to work with and create a blank canvas from which to build something new. Floor plan – the buildings footprint and internal layout is perfect for splitting into separate living areas. This property is located in the beautiful, scenic town of Laxey. It makes the most of panoramic views of Laxey bay by having its living accommodation on the first floor. It has two bedrooms, one of which is a double, and one bathroom. The kitchen and living room are on the first floor of the cottage with an A-frame roof, which was painstakingly restored to match the original timber used over 150 years ago. This offers the buyer a vast ceiling height not normally present in Manx cottages. Some of plaster work around the fireplace was removed during construction to show the beautiful stone behind. The traditional Manx fireplace is restored back to working order with new flue’s and working chimney. This cottage renovation sets the bench mark to which all Manx cottages should be restored too. It has an excellent finish through-out and is well built structurally from the ground up.

All five apartments have two bedrooms each with en-suite bathrooms throughout. These new apartments are right in the centre of Douglas, close to all amenities. The construction of these five apartments comply with all building regulations with the best materials on the market been used for Sound-proofing between the floors. Richmond Grove consists of four apartments: 2 one-bedroom and 2 two-bedroom apartments. They are situated in the heart of Douglas with all shopping amenities in a short walking distance, with great transport links. It is also set off all traffic main roads making for quiet living. The building itself was completely stripped back to reveal the structural stability and any defects from the past were dealt with using modern building materials and methods. The apartments have been completely re-wired and re-plumbed to bring them right up to standard with modern construction methods. A new roof has been fitted and double glazed windows installed. Sound Insulation has also been fitted between floors to dampen any noise trying to travel from one apartment to another. The interiors of the apartments are extremely well finished, with modern kitchens fitted and tiled with stainless steel oven with ceramic hob and glass/steel extractor.
