Grand Designs International conducted a structural inspection of a detached two-story dwelling with a rear and side extension to assess its integrity. The inspection confirmed that the structure remains safe and stable, with no major defects observed. However, a minor vertical crack (1.5m high, 1cm wide) was identified at the junction between the main building and the rear extension, likely caused by differential settlement. The foundations, walls, and load-bearing elements were visually assessed and found to be in good condition, except for the noted crack.

To address this issue, we recommend foundation reinforcement through high-strength grout injection to stabilize movement, structural strengthening with engineered steel plate installation, and careful crack repair using flexible sealant. Ongoing monitoring is also advised to prevent further structural concerns.

This project involves a comprehensive transformation of the property, incorporating a Double-Story Side Extension, a 10-meter Rear Extension, a 6-meter Ground Floor Back Extension, a First-Floor Rear Extension, and a Dormer Loft Conversion. The double-story side extension adds substantial space across both levels, offering flexibility for various uses while maintaining architectural harmony. The rear extensions significantly expand the ground floor footprint, ideal for creating open-plan living spaces or additional rooms, while the first-floor rear extension enhances the upper floor layout, accommodating extra bedrooms or bathrooms. Condensation is created when air is saturated with excess water, which we feel is an increased level of humidity. As the air cannot hold the excess water it disposes of it by condensing it on any convenient surface that has a lower temperature than the air itself. Initially, we ensure that the problem is due to condensation and not some other source. Controlling water production and especially ventilation and heating.  The correct amount of humidity in the home is relative to the outdoor temperature.

If you operate room or central forced air humidifiers it is important to check and clean them regularly. One of the common causes of over humidification in homes are poorly maintained humidifiers.

The most common rising dampness in this building is due to the overflow pipe drip outside. The overflow drip saturates the wall completely and wet. The wall can penetrate inside the cavity and that can cause dampness in this building.

Another problem overflow pipe may be drip inside the cavity wall and the water can drip inside the cavity, splash the foundation and the inner and outer leaf of the cavity will penetrate the dam in the building.

The Ground Level below the DPC penetrates the wall and foundation as shown in the index below and causes of the damp.

Solution:

The water overflow pipe needs to be replaced and extended to the main gully, the mouse bills need to be clear and closed properly, and the ground level should be below the DPC up to 150mm.

The most common increase in dampness occurs due to vertical damp rising through the wall when there is no damp-proof path or the old finish has been damaged. Over the years, rising water causes decorative damage and often the floors and baseboards rot. In addition, hygroscopic salts in rising groundwater also contaminate walls/finishings.

Solution:

Clean all plants, leaves, and mud from the gutter. Look for clogged downpipes (best done in heavy rain to spot leaking connections). Remove vegetation from behind the downpipe. Install bird/leaf guards on the top of soil pipes and rainwater outlets to prevent blockages. Repair gutters if the slope is wrong or water flows down the wall. Damaged floors need to be repaired and repaired. The rain pipe must extend from ground level to the outer gutter and good ventilation in cavity walls and rooms.
