Complete refurbishment of an occupied detached 5 bedroom property and extension to provide an open plan living area and master bedroom with en-suite. The existing property was completely stripped back to its original state and totally refurbished, including a new heating system, electrical upgrade, replacement aluminium windows and doors and a roof garden was created and accessed via balcony doors from the master bedroom. The original kitchen conservatory extension was completely demolished and a temporary kitchen created within the garage of the property whilst the extension and refurbishment works were undertaken. As the property was occupied any disconnections and re-connections of services had to be carried out simultaneously to avoid any inconvenience. The rear roof area was stripped back and cranes used to install crank steel beams to be able to create vaulted ceilings and installation of a glass rooflight directly above the full length shower position.

The project was a speculative development undertaken on behalf of a well regarded local development company. The project was secured via the process of open competitive tendering involving a number of local construction company’s of similar size and resource to ourselves. The project was to build 2 large individual detached houses with many prestigious design features and to convert an adjacent commercial building in a dilapidated condition into 7 apartments aimed primarily at the first time buyer market. The developer provided much of the impetus for the design process which was undertaken by a local architectural practice namely Pentangle Design. The lead Architect for the project was Jon Read a director of the Architectural practice.

A striking first storey fully zinc clad side extension has been added to this property.

A further large bedroom area complete with dressing area has been created with high vaulted ceilings and Velux roof lights.

A bespoke, gable ended, glazed “Julliette” balcony has been created overlooking the garden and aluminium windows and doors installed.

The main objective was to undertake extensive refurbishment of an existing Grade II Listed, 4 bedroom property, including the demolition and replacement of an outhouse barn.

The existing property was completely stripped back to its original state and totally refurbished. Each of the three floors of the property were completely transformed to reveal a high spec refurb and included the up-grading of 4 bathrooms and separate W/C. The new outhouse barn was also fitted out with a high-spec bathroom area.

The design process was overseen by Wastell & Porter Architects who are a knowledgeable local architectural practice.

The projects purpose was to provide modern living accommodation within a listed building without jeopardising it’s character for a family of four, the parents having main use of the ground and first floor of the house, the daughter having the top floor of the house and the son living in the barn conversion.

A first storey side and single storey rear extension have been added to this property as well as a complete renovation of the property to create a modern family home with open plan living areas.

Works included bespoke up-lift aluminum rooflight, bespoke bi-fold doors, pre-coloured render and new composite cladding.
