The most stand out part of the project was the frameless windows, a simple piece of design with a complicated installation process, requiring to be closely studied and followed to the letter to ensure proper functioning design.

We ripped this room right back to the studs. We replaced the floor, insulation, walls, ceiling, extractor fan, new quickstep LVT flooring, tiling and the clients choice of sanitaryware, which really completed this shower room.

During a recent project to refurbish this property during which we undertook other works to the, staircase, hall, bathroom and lounge we installed this kitchen. The entire project involved stripping the ground floor back to the studs and all trades right through to the final decoration works all managed by our management and site team. This entire project was all completed within a 3 week timetable and we were quite pleased with the result of this kitchen compared to how it looked when we first arrived on site.

This refurbishment to this Housing Association property in the East End of Glasgow was for a Housing Association we’ve worked with for several years on a number of projects mostly regarding the continually maintenance of their properties and refurbishment of vacant units.
The refurbishment in question required the removal of asbestos from the property from ceilings and cupboard linings, we were then brought in to reinstate the property, including rewiring, new plumbing and heating system, reinstatement of floors through to decorating and the bathroom and kitchen shown in the pictures below. These projects require the careful and coordinated planning of a contractor to ensure the project runs on time and remains within budget in order to allow the client to meet their targets. We offer a range of bathrooms and kitchens to both our private and public clients, from our specialist high end to these quick and cost effective solutions.

After this client suffered severe fire damage to their C – Listed traditional detached property, they enlisted our services to restore it to habitable condition. The client also added some additional items to ensure a real high end finish, such as the kitchen shown in the photos. The entire project involved us liaising closely with the loss adjuster, the completion of an in depth insurance report through to the final finishing touches to ensure the client could move back into the property. We work with a wide variety of loss adjusters and insurance companies and sit on their panel of contractors, making insurance claims dealt with through us much simpler. This job was undertaken with one of our regular clients and seen us involved in a holistic approach from design, planning, building warrants and grant applications through to the completion, checking and final sign off/handover of the works. We were given a very tight timeline on this project with an 8 week window from starting work to completion in order for our client to be able to open their doors at the start of January. We are happy to confirm we completed the project in 6 weeks and within budget. Outlined below are some of the tasks involved in this project;

Due to the room use being changed a building warrant was required and due the building being a listed tenament close attention to preserving the properties heritage was required. On this project we were involved from the inception producing designs for the bathroom, architectural drawings for the building warrant and liaising with building control through to restoration and repair of the rotten joist and final tiling and painting. This rather large timber decking was a project we undertook a couple of months ago to transform an area of rubble/unused garden area into an enjoyable and usable outdoor space.
After the deck was installed we constructed a bench seat for the clients. The neighbours were so impressed we’ve now done a further 2 of similar size and style in the same street. We were really pleased with the final outcome of what was quite a labour intensive job during a summer heatwave.

A client commissioned us recently to refurbish the kitchen of their property. The existing kitchen was dated and at least 15 – 20 years old. We also found some localised areas of wet rot under the kitchen sink – this luckily had only affected a small area of the floor boards but the joists remained unaffected. The required boards were removed and a course of wet rot treatment was given to the joists and the floor replaced. The first fix of electrics and plumbing was completed and the walls were then plastered, freshly painted and decorated, a splash resistant laminate floor covering was installed over the new floor boards and new skirting’s fitted. The new kitchen units were then installed using delicate laser levels in order to perfectly level the kitchen units to ensure instillation of worktops such as the solid beech ones featured on this project have a level base for proper instillation and insure they last long term. Finally the second fix of plumbing & electrics was completed.
The clients were delighted with the new kitchen and have found it gives them far more space in the kitchen, making it ‘more enjoyable place to cook’. They have since gone on to commission us for several other pieces of work on other properties they own. Before and after photos shown below but more can be found on our website.

This job involved; - - Erecting a scaffold around the balcony for safe working - - Strip off and removal of the existing balustrade - - Lifting the existing slabs and felt roof covering - - Replacing the cold deck flat roof with 18mm marine plywood and a rubberised flat roof system - - Replacement of facia board - - Installing a floating floor above the new flat roof cushioned on engineered vibration mounts - - Instillation of the new composite decking boards with seating - - Instillation of new LED uplighters - - Instillation of the new balustrade - - Fitting new guttering - - High quality microporous paint finish to timber
